The Board of Directors of Armour Hills Homes Association (AHHA) has completed work on a resource for Armour Hills homeowners to reference and understand the restrictions applicable to their property under the applicable Declaration of Restrictions and plat document (i.e., the HOA covenants.) The resource is available here.

In addition to copies of applicable documents, a summary and graphical representation of the restrictions (as seen above) are also provided. Prior to undertaking any project, residents are encouraged to consult this resource to determine whether there are any applicable restrictions, which are in addition to any restrictions pursuant to Kansas City’s zoning regulations.

As part of this initiative, the Board will begin enforcing the single-family use restriction with respect to residential lots in Armour Hills. This restriction limits occupancy and use of homes in Armour Hills to members of a single family or household. While the vast majority of homes in Armour Hills are in compliance with this restriction, there are, for example, instances of homes being rented to multiple unrelated individuals.

The single-family use restriction, which also limits the use and occupancy of homes to private residence purposes, also prohibits short-term rental (e.g., Airbnb) of homes, including owner-occupied short-term rentals, since that is considered an impermissible commercial or business use of the home.

Armour Hills is fortunate to have restrictions to help preserve and protect the unique character of the neighborhood. Other neighborhoods in Kansas City which do not have these restrictions are dealing with the significant negative effects of out-of-scale infill, short-term rentals and the potential issues created by the newly-authorized accessory dwelling units.

While Armour Hills is also fortunate to not have encountered these issues to date other than in isolated cases, the intention of the Board is to be proactive by providing the neighborhood with guidance on and consistently enforcing the restrictions.
